Dreaming of a quieter life outside the city? A USDA loan could help you get there.
These mortgages are backed by the U.S. Department of Agriculture and aimed at buyers of modest means.
Here's a friendly guide to the lenders worth a look, plus the rules you should know first.
Quick snapshot: What is a USDA loan?
The USDA's Single Family Housing Guaranteed Loan Program helps approved lenders offer 100%-financed, no-money-down loans to eligible low- and moderate-income buyers.
You don't need to be a farmer to qualify.
You do need to buy, build, or fix up a home in an eligible rural area, according to Yahoo Finance.
The 5 best USDA lenders, according to Yahoo Finance
Yahoo Finance's November 2026 rankings weigh rates, affordability, loan costs, rate transparency, and online tools. They draw on 2024 Home Mortgage Disclosure Act (HMDA) data.

- Down payment: 0%

The catch: Its advertised rates come with tough down payment and credit requirements.
A heads-up on service: Yahoo Finance notes that four of the five lenders rank below average in customer satisfaction, citing J.D. Power. Pennymac is the exception.
Guaranteed vs. direct: which USDA loan is which?
There are two main flavors.
- Guaranteed loans: Issued by private lenders to moderate-income buyers, with no down payment.
- Direct loans: Issued by USDA Rural Development itself to the most financially vulnerable households, with below-market rates.
The direct program serves low-to-very-low-income rural buyers, those below 80% of the area's median household income.
Who qualifies?
Income is a big factor.
The guaranteed program is for rural residents earning less than 115% of the area median income, as USDA defines it.
USDA published updated 2026 income limits on July 13, 2026.
Limits vary by county and household size, so check your own area on the USDA eligibility site.
Credit rules depend on the lender.
Yahoo Finance reports that USDA sets no minimum credit score, and many lenders look for 640.
What does a USDA loan cost?
No down payment doesn't mean no fees.
USDA lists an upfront guarantee fee of 1.00%, a $25 technology fee, and an annual fee of 0.35% of the unpaid principal balance.
For example, 1% on a $250,000 loan is $2,500.
Per USDA, this upfront fee can be financed into the loan.
Pros and cons at a glance
Pros
- No down payment required
- Relaxed credit standards at some lenders
- Often competitive interest rates
- Possible down payment assistance
Cons
- The home must be in a USDA-eligible area
- Household income limits apply
- Upfront and annual guarantee fees
USDA vs. FHA: what's the difference?
Both help buyers of modest means, but they work differently.
- Down payment: USDA often requires none, while FHA requires at least 3.5%.
- Location: USDA is limited to eligible areas, while FHA has no location restriction.
- Limits: USDA caps income, while FHA sets property value limits.
How much can you borrow?
It depends on the program.
Yahoo Finance reports a standard direct loan limit of $324,700 in many counties for 2026, with higher limits in costlier areas.
Guaranteed loans have no set limit, though your lender will size the loan to your finances.
Smart steps before you apply
- Run the numbers with a mortgage calculator.
- Check your credit report for errors.
- Check the property and your income on the USDA eligibility site.
- Get Loan Estimates from several lenders.
- Compare APRs, which include fees, not just interest rates.
Bottom line
A USDA loan can be a great path to homeownership if you fit the income and location rules.
Shop around, because lenders differ on credit minimums, costs, and service.
